In our latest plans for the Gascoigne neighbourhood, we're aiming to build top quality new homes set in an attractive green landscape in three areas.

  • The Coverdales

The first area wraps around the Orchard Surgery and includes the Coverdales and Anderson House, extending from Gascoigne Road to Greatfields School. Here we are proposing a diverse range of around 334 new homes with new streets and an open space adjacent to the school.

  • Ripple Corner

We are developing proposals for 112 new homes and a community centre on this important site opposite Lidl close to the town centre.

  • Dovehouse Mead to King Edwards Road

We are preparing outline designs for the area to the south of The Coverdales, between Dovehouse Mead and King Edwards Road to ensure that our proposals fully integrate with future development in the Coverdales area.

What happens next?

We plan to submit our planning application for the Coverdales and Ripple corner in September.

    Stunning new plans to build 446 homes, a new community centre, playgrounds and treelined streets and courtyards will be submitted to the council for planning permission this month.

    The new homes in the Coverdales and Ripple Corner areas of the Gascoigne neighbourhood feature one to three-bedroom flats and family friendly town houses with rents from as low as £160 a week.

    The designs for the Coverdales area feature flats arranged in mansion blocks at each end, with lower rise town houses facing each other in an old east end style street to help foster neighbourliness.

    There will be a landmark building on Ripple Road and, next door, a large, flexible community centre with a community kitchen, will offer great views over the new Gascoigne Park from a roof terrace.

    The new plans also include a new greenway and dedicated cycle routes plus garden courtyards and an urban woodland.

    The Council’s regeneration organisation, Be First, has released new designs for new homes around the Coverdales and Ripple Corner in the latest round of consultation about the redevelopment of the Gascoigne estate.

    A newly released video has been created to introduce some of the thinking behind the proposed homes and community centre opposite Lidl on Ripple Road, and the outline designs for around 350 houses and flats further south towards the A13.

    The new homes in the Coverdales area include three attractive, tree-lined streets of townhouses flanked by mansion blocks rising to 10 storeys overlooking an attractive new park area near Greatfields school.

    In response to an earlier consultation, there’ll also be a community space designed to be large and flexible, and capable of hosting a large range of community activities and events.

    Councillor Cameron Geddes, Cabinet Member for Regeneration and Social Housing, said: “We had a very encouraging response to our initial consultation with local people who were very positive about a flexible community space and more green space to relax in. So, we’ve drawn up some firmer ideas for each of these, and developed plans and sketches to show how they would look.

    “We’re inviting people to have another look so that we can finalise the designs and layout of these exciting new homes.”

    Be First is distributing almost 4,000 leaflets to residents in the surrounding areas, and there will be a £25 prize draw for respondents returning the survey forms by the 24 March.

    Local people are being invited to give their views on the designs for the latest phases of new homes in the Gascoigne neighbourhood.

    The plans, developed by the Council’s regeneration organisation, Be First, set out ideas for more than 440 top quality new homes set in an attractive green landscape in three areas.

    The first is for over 90 new homes and a community centre on the corner of Ripple Road and St Pauls Road, opposite Lidl close to the town centre.

    There are also plans for the area around The Coverdales, behind the Orchard Surgery where a diverse range of around 350 new homes are planned with new tree-lined streets and an open space adjacent to the school.

    There are also outline designs for the area between Dovehouse Mead and King Edwards Road.

    Councillor Geddes, Cabinet Member for Regeneration, said: “We have drawn up some initial ideas for each of these areas, and we expect to submit a planning application for The Coverdales and for Ripple Corner in the summer. But before we do, we'd like local people’s views.

    “We have set up a website and produced a video to explain our thinking, but we are consulting very early in the process to make sure what local people say about them can really influence the designs and layout of these exciting new homes.”
