As part of the ongoing Gascoigne Estate Regeneration, Be First is undertaking a significant venture to build new homes and rejuvenate public spaces on Abbey Road. We aspire to create high-quality housing and establish safe, accessible, and sociable community spaces for everyone to enjoy.

This page is dedicated to keeping you informed and involved in the process. Your input and feedback will be crucial in shaping our community's future.

Our mission involves several key objectives:

  1. Creating welcoming and inclusive spaces for residents.
  2. Designing safe and accessible play and community-focused public areas.
  3. Balancing the needs for walking, cycling, and vehicular traffic, including driving and parking.
  4. Promoting sustainable, low waste, bio-diverse, and healthier neighbourhoods.
  5. Building practical park facilities for easy maintenance and management.

The development obtained outline planning permission in 2019 (click here to view) and is to take place at the junction of Abbey Road and Hardwicke Street, including the plot next to the school on the corner of Abbey Road. Be First has appointed Citizens Design Bureau, Haworth Tompkins Architects, and other consultants, to work with the Gascoigne community to create the new residential development and green spaces.

We were delighted to have invited you to our second community consultation event for the Gascoigne West Phase 3 development. This gathering took place on Wednesday, 27th September, from 3 PM to 8 PM at the Boathouse Studios, The Malthouse, 62-76 Abbey Road, Barking IG11 7BT.

This follow-up event aimed to present the latest design updates and to gather further feedback from you, our community. Your insights were critical in steering the future of the Gascoigne Neighbourhood, and we were eager to include your perspectives in our planning process.

    Despite the downpour on Saturday, 22nd July, your dedication to the Gascoigne community shone through as you made your voices heard at Phoenix Park. The community consultation for the upcoming Gascoigne West Phase 3 development, hosted by Be First, proved to be a lively gathering of ideas, fun, and most importantly - community spirit!

    You didn't just brave the rain – you enthusiastically participated and played an active role in envisioning the future of our the Gascoigne neighbourhood. While a local DJ kept you moving and local caterers filled the air with delicious Caribbean aromas, the heart of the event was your engaging discussions and the shared vision for our community.

    We heard you loud and clear. You want more allotments and growing spaces for communal gardening. You need better parking arrangements and a boost in car club provisions. You've emphasised the need for more inclusive public spaces that are friendly and accessible for all ages. You want to feel safer with improved security measures in public areas. Your feedback, your voices, will guide our decisions and planning for the Gascoigne West Phase 3 development.

    At Be First, we value your opinions. We believe in building not just infrastructures, but also relationships. That's why your insights will be instrumental in making sure that the upcoming enhancements to the Gascoigne neighbourhood reflect your desires and needs.
