We have appointed Squibb Demolition to strip out and demolish Brockelbank Lodge.
In December Squibb will set up their site welfare facilities and start to clear the contents of the building and the fixtures and fittings (we call this soft strip works). They plan to start the demolition of the building towards the end of January 2022, and will issue a newsletter to update you about the works which are expected to be completed by early March 2022.
Initially, there may be intermittent noisy works associated with these activities during our working hours which are between 8am to 4.30pm Monday to Friday. They will ensure noisy works are broken up with two 2-hour quiet hours in accordance with the guidelines issued by the local Environmental Health Officer.
They will take every reasonable action to protect nearby residents and commercial occupiers from noise, dust, and other environmental effects. We apologise in advance for any inconvenience that we may cause during our work.
The Site Manager for the contract is Simon Curtis who will be on site daily from 8am to 5pm and can be contacted on 07736 018465 for any information, questions, or general help you may require in relation to the works. We'd like to thank everyone who responded to our initial consultation on this project. We received a number of valuable insights and suggestions.
We have now asked our architects to move ahead with their designs taking your comments into account.
Their plans show how the 53 new homes on the site of Brockelbank Lodge, on Becontree Avenue will be laid out, and what they will look like.
The aim is to replace the old building with 37 affordable homes for local people together with 16 supported homes for disabled people, such as people who have Autistic Spectrum Disorder (ASD).
The new development will also include a community facility built alongside the new homes. The Council will be working with local community groups to establish how a new community space on this site can best fit with the wider community spaces in the area.
Our architects have made a video to explain the ideas, we hope this this will give you a better idea of how the new development might look and what we plan to do to improve the landscape. We'd like to know what you think of the latest plans, please take part in our survey and give us your thoughts. You can also post your own ideas, or comment on other people's.

Residents of the Andrew’s Corner neighbourhood on the Becontree Estate are being invited to give their views about a unique housing and community development at Brockelbank Lodge.
Leaflets have been distributed to 500 residents asking for comments on the council’s latest proposals for replacing the former old people’s home in Becontree Avenue. The initial plan is for a new development of 53 affordable new homes for local people and a community space. It could also include approximately 15 supported homes for disabled people which could be let to people who have Autistic Spectrum Disorder (ASD).
Marcia Kirlew, Development Manager at Be First, said: “We’re very interested to hear what local people think about our ‘one borough’ development. As well as providing much-needed affordable homes to the area, it could provide supported housing for disabled people and a community space.
“We are particularly keen to find out how local people would like to use the community space – it could provide spaces to read and learn, for example, or an area to be active and socialise.”
